House Flipping: Finding Cash Buyers

Welcome to Lesson 2.  I’ve got so much more to show you so I’m glad that you decided to keep reading.

In the last lesson, you learned why wholesaling is the ideal investment for every type of real estate investor.  And if you’re a new investor, wholesaling is the best, fastest, and easiest way to get started.

In this lesson I want to show you how to approach real estate investing in the current market.  The bottom line is if you don’t know how to approach this business in this tough economy, you will just be spinning your wheels.

In today’s market the absolute best way to approach this business especially as a beginner is to find your cash buyers first.  After you find your cash buyers then you want to understand what they are looking for in an investment property so that you can find it for them and make money.

There are plenty of strategies to use in order to find cash buyers and I lay out the best ones, and easiest strategies in my training program.

Some of the methods you can use to find these cash buyers are:

  1. Through Realtors
  2. Through List Companies
  3. Through other investors
  4. And many other ways

But the idea when finding these cash buyers is to get a good understanding of the type of properties they are looking for.  You also want to search for buyers that have recently purchased properties.  This will give you the best chance of finding responsive cash buyers.

Why do you want to focus on finding cash buyers first?  The answer is simple!

If you are totally new or even if you’re a veteran investor, can you sell your properties without having the buyers for them?  Of course not!  So instead of worrying about how you are going to sell the properties you find, why not find the buyers first and then give them what they want?

Make sense right?  Of course it does.  This is a strategy that I’ve coined called:

“The Reverse Effect”

There are many benefits to finding your cash buyers first.  Here are just a few:

  1. You can sell your properties much faster (like in hours)
  2. You can get paid much faster (like in days)
  3. You’re cash buyer will even tell you how to analyze the property
  4. You’re  cash buyer will tell you what area to farm
  5. Your cash buyer will make life so much easier for you as an investor (even if you’re new).
