House Flipping: How to Close a Wholesale Deal

Welcome back!  Ok, so far we covered what wholesaling is and why you should be focusing on wholesaling in order to make thousands of dollars working only part time.

We also covered why cash buyers are the best buyers to target and how to use them to analyze potential properties.  And in the last lesson I showed you what types of sellers to target in order to get the best results.

In this lesson I’m going to show you the secret to selling the properties. Believe it or not, this is the easiest part.  I get so many emails and phone calls from students asking me how to sell properties fast.

The problem is, investors make it harder than what it really is.  Remember when I said that you need to follow the K.I.S.S. rule?  Well that’s exactly it.

Keep it Simple!  It’s not rocket science.

Here’s the deal…

If you have the Cash Buyers and you are finding the deals that they want, the rest is history.  All you have to do is present the deal to the cash buyer, and if they are interested wait for your check to come in the mail from the closing agent.

Grant it, there are other things that you need to know which is covered in my
training program, but for the most part you want to present
the buyer with what they want.  That’s it!

Now let me explain something!  When you present your cash buyer with the deal and the buyer is interested in the property, all you have to do is sell the buyer your contract or assign the contract to them for a profit.  Your profit can be whatever you want to make on the deal.  I recommend setting a profit of at least $5000 up to whatever you think is fair.

As long as everyone involved in the deal is happy.  This is how you sell properties in hours instead of weeks.

Of course your buyer may not be interested in every deal and in my training program I explain other ways to sell the properties, but this is by far the easiest way to make money in real estate.

Let me give you a brief game plan on selling your properties to your buyers list.

  1. Send the property to the most interested buyers first
  2. Then send the property to your entire buyers list
  3. Then send your entire buyers list a flyer and a letter with details on the property
  4. Then send them a text message
  5. Then send them a voice mail blast
  6. Then hang up your bandit signs to sell the properties
  7. And have an open house/auction.

Those are just some of the ways that you can reach your buyers and rapidly sell the properties you find.

    Hello Jamel,
    How do you obtain buyers list? Do I talk to real estate agents, go to home depot and get contractor and home builders information? specifically where do I go to get them?.

    It would be great if you traveled around giving seminars. I would attend!
