House Flipping: How to Find Motivated Sellers

One of the easiest parts of this business (especially in today’s market) is finding motivated sellers.

Everybody is looking to sell their property now. There are thousands of foreclosure properties, tens of thousands or even hundreds of thousands of home owners that are over leveraged on their properties, and even under leveraged property owners that have lots of equity, but their house may need some repair and they may not have the funds to repair it.

These types of sellers are called motivated sellers. And these are the sellers that you need to target in ANY market. Whether the market is cold or hot there will always be someone to sell their property at a discount.

In my Training Program, I share with you who I think is the MOST motivated seller in today’s market and how you can find them. For now here’s a list of some of the lead possibilities…

Pre-foreclosure leads
Absentee Owner leads
Free and Clear owner leads
Probate Leads
Foreclosure Leads (Bank Owned REO’s)
Divorce Leads
Job Transfer Leads
Expired Listing Leads
Job Loss
And lots more…

That is just an example of all of the possible leads that you can get in order to make money in today’s market. So as I’ve said before, imagine being able to have a cash buyer in your pipeline, then you were able to find one of the above properties at a discount. Then sell the property to your cash buyer for a profit.

Let’s talk a little bit about some of the leads.

Preforeclosure Leads- These are homeowners that have gone into default on their mortgage. They are between 30 and 90 days late on their mortgage.

Absentee Owner leads- These are property owners that don’t live in the property and may want to sell for different reasons.

Free and Clear owner leads- These are property owners that do not have a mortgage on their property. But imagine if the property needed some work and they didn’t have money to repair the property. This owner would become a motivated seller.

Probate Leads- These are people that have inherited a property from a property owner that has passed away.

Foreclosure Leads (Bank Owned REO’s)- These are properties that the banks are looking to sell.

Divorce Leads- When a couple is getting a divorce and they own a property together, the one thing (besides the kids) that is keeping them in communication is the house. So they just want to sell ASAP.

Job Transfer Leads- Some people get transferred at their job and they need to sell because they can’t afford 2 mortgages.

Expired Listing Leads- These are leads that have been sitting on the market for a long time and have now expired.

Job Loss- If someone loses their job, how are they going to keep up with the bills in the house.

And of course there is a lot more to know about these different strategies, but you can at least see the possibilities. All of these different kinds of motivated sellers are potential deals and can mean potential dollars in your pocket.
